Design Stages
The design process of any building is divided into four stages:
1. Architectural Design
2. Construction Project
3. Engineering systems project
4. Interior design project
Architectural design
The architectural project is essential in all cases. Based on the project data, you can obtain the building permit issued by the authorities of the executive power of Spain. The project serves as a starting point for the preparation of the rest of the design documentation of your future house.
You will be able to see what your house will look like in 3D in accordance with the actual size of the building materials, participate in the design of the project by adjusting it to your taste – set the height of the floors, choose the shape of the stairs, decoration materials and location of the building on the territory, allocated for construction.
The process begins with a meeting to exchange ideas, opinions and your specific wishes.
If you have any doubts on the design of the exterior of the building, we will be at your disposal to advise you and offer you different options. As soon as the building plans are detailed, the technical part of the design is elaborated, in which the dimensions of the windows and doors, and the desired height of the floors will be established. The structure of load-bearing walls and partition walls inside the building, the roof with the basement and rear floors, the construction of foundations, etc. will also be specified.
After determining all the nuances of the building project, we move on to the drafting of the preliminary architectural design. During the process, we will prepare the plans and cuts. After the 3D model of your future home is ready and approved by you, we draft it and deliver it to you in hand.
Construction project
Based on the technical data on the basic materials you will be able to easily find out the cost of building materials and construction works, i.e., accurately determine the construction budget. The most important thing is that all loads of the building will be calculated in this project, which will ensure its maximum safety.
The engineer-designer will begin to draw up the foundation for the entire building in general:

if the foundation is prefabricated, a scheme for laying the blocks will be prepared.

if the foundation is reinforced concrete, the reinforcement diameter and the reinforcement pitch will be calculated. This project includes the waterproofing system of the building.
In the project will be calculated; the basement and mezzanines:

if the roof is made of reinforced concrete – we will select the diameter, the reinforcement pitch and the concrete mark.
- if the roof is prefabricated, we will calculate the roof slabs and define the monolithic sectors in the places of sewage passage, etc.

if the house is made of stone, we will calculate the roofing system of rafters, monolithic areas, etc.
Engineering systems project
This project can be done simultaneously with the construction project, based on the data from the architectural project. The engineering systems project includes:
- Project of natural interior ventilation and heating of the building.
- Project of the interior water piping and drainage of the building.
- Design of the building’s interior electrical supply.
As a result, all necessary calculations for electrical loads are obtained. The heating capacity of the boiler, the volume of the boiler tank, the connection scheme of heating, solar and electric panels, laying of heating pipes, sewerage and water supply will be determined. Calculation of natural ventilation and air conditioning in rooms with high humidity will be made, a complete set of equipment and material specifications will be prepared.
You will receive a complete project where everything will be provided, which will allow you to save your time and make the budget for the purchase of materials, equipment and their installation.
All the data for the project is prepared by the engineers, after agreement with you.
Once they have the data, the drafting of the preliminary project begins. After receiving your approval, the project is drafted.
Interior design project
You can start this part of the design as soon as the architectural design is ready. Due to the fact that the interior design has to be tailored to your taste, the interior design project, in comparison with the other projects needs more time for drafting. The elaboration of this project will be done by the interior designer who will help you to turn your dreams into reality.
The designer will start the work after getting to know your preferences, listening to suggestions, giving advice, showing examples and preparing a pre-draft design. Each section of the project design will be agreed upon with you and possible adjustments will be made. The content of the design documentation is discussed individually.
